Here’s what we’ve got for you this week:

The clocks go back on Sunday, October 25. At 3am, they jump back to 2am, giving us all one extra hour of sleep. Your phone adjusts automatically. The clock on your wall probably doesn’t, so mark your calendars.

Good news for cyclists: Munich has put up new reminder signs at 10 spots across the city pointing to the 1.5m minimum overtaking distance required by law when drivers pass cyclists. The first sign went up at Schellingstraße, corner of Augustenstraße, based on data from ADFC Munich’s OpenBikeSensor project to identify the worst spots.

You can own a piece of the Gasteig for €1

The Gasteig in Haidhausen; Munich’s most iconic cultural venue, is clearing out before its long-awaited full renovation begins. An online auction opens this Thursday, October 15, on restlos.com, where you can bid on chairs, lamps, shelves, armchairs, and other furnishings from inside the building. Bids start at €1.

Both private buyers and businesses can participate. All proceeds go directly back into the Gasteig renovation fund. The organizer is the city-owned Münchner Raumentwicklungsgesellschaft (MRG).

A second, in-person auction inside the Gasteig itself is planned for some time in November, if you want to see things before you commit.

Higher rates have deterred buyers in Munich, but the advertised rate isn't the main factor. Previously, borrowing was cheap, but costs have since quadrupled while prices lag. Buyers must now focus on financing that suits today's market. For example, a 600,000 euro loan at a 2% repayment rate costs about 3,000 euros monthly at 4%, compared to 1,500 euros at 1%.

Although monthly payments are higher, loans clear faster—under 30 years now versus over 40 years before. Even a 1% repayment now finishes in around 40 years, not 60-plus. Most loans allow extra repayments, helping reduce the balance faster. Lower repayments can manage monthly costs without extending the mortgage indefinitely.

How long you fix, how fast you repay, how you place your equity, and which KfW program you use can separate two buyers of the same Munich flat at the same bank. That spread is what the webinar is about.

finbird's free webinar: 45 minutes, plain English. Founder Daniela Kögel walks through the buying process, how German mortgages work in a higher-rate market, and real case studies so you see the numbers, not the theory. Live Q&A at the end. Cannot make it live? Register and we will send you the recording.

Next session: 20 October. Online, free, no obligation.
